Marketing Survey: First, rent surveys are done to ascertain competitive market rents in any particular location. Setting the right rent will attract the best, most qualified number of prospective tenants so that you can enjoy stable income and low turn-over. top
Advertising: M3 Properties markets vacancies by whatever means that have proven effective for that property, from:
- Ads in the print media (Arkansas Democrat Gazette, LRAFB Drop Zone, etc.).
- Listings on the Internet. Advertising on the internet is almost a must in today’s market. Choose from a number of rental sites such as rentclicks.com, rent.com, and of course the M3 Property Web Site.
- Most importantly, and often over-looked, eye catching signs and banners are affixed on the property itself. And placed at major road ways beckoning possible tenants. top
Lease Signing: Once accepted, the prospective tenant signs a lease which has extensive safeguards for the property owner and complies with all local and state laws. The tenant must provide a security deposit and first month's rent in certified funds before the keys are turned over. top
Maintenance: No management company would be complete without the ability to handle every conceivable maintenance issue. M3 Properties is unique in that we use a combination of our own handypersons and a variety of independent contractors that give you and your property both quality work at reasonable prices and quick turnaround. top
Digital Documentation: As a leader in our field we have taken the step to provide all of our property managers and maintenance technicians with digital cameras. Not only do we photograph our vacancies, we also photograph all properties just prior to a new tenant moving in. This gives us proof of condition as each tenant takes possession. During our inspection of your property, we again take digital photographs of the interior and exterior. Most property owners will want more than just an annual inspection. Digital documentation has proven to be an excellent tool to insure that your property is protected. If damage does occur, we can prove that charges to the security deposit are valid. This program also allows you to "see" your property without actually being there. top
Rent Collections: We are very aggressive about rent collections. Rents are due on the first and considered late on the second. Late fees are charged and if necessary, we know all the steps to take in the event the rent is not paid, including pursuing legal action. top
Accounting: M3's computerized accounting system is capable of providing all the reporting you need for tracking income and expenses as well as tax compliance. Rents are meticulously recorded and all requested expenses are paid in a timely fashion. top
Reporting: Our detailed Monthly Management Reports are sent on the 15th of the month. This report includes a description of the current leasing activities and other issues at your property, a rent roll, and most importantly, an income statement.
